Ridgefield Park, New Jersey

Project Overview

MFS Consulting Engineers & Surveyors, DPC (MFS) provided professional land surveying services for OPS A3776 – Task P-11 Support Services, specifically Task 4 – If and Where Directed Survey at Old Bergen Turnpike, located at NJTPK Milepost 117.2 in the Village of Ridgefield Park, Bergen County, New Jersey. The project aimed to re-establish and demarcate a portion of the northerly Right of Way (ROW) line of Old Bergen Turnpike and the easterly portion of the New Jersey Turnpike (NJTPK) ROW.

Project Details

MFS utilized GNSS RTN and Leica SmartNet to establish survey control for the project, with supplemental control points set up as needed. All survey data were tied to NAD 83(2011) NJ2900 State Plane horizontal datum and North American Vertical Datum, 1988 (NAVD 88), with a local ground datum calculated for parcel boundary analysis.

To re-establish the boundary, MFS submitted requests to Bergen County and Ridgefield Park for record mapping, including roadway alignment drawings, ROW plans, as-builts, and construction plans. When necessary, third-party researchers were engaged to obtain deeds and filed maps. Using the gathered record documents, NJTPK-provided drawings, and online resources, a preliminary mosaic drawing of the ROW and property lines was created. Field personnel then conducted reconnaissance and surveyed recorded monumentation and other relevant physical evidence.

An analysis of the record information and field-measured evidence was performed in accordance with accepted surveying standards to re-establish the ROW and property lines within the project area. Upon finalization, five rebars with aluminum disks were set along the northerly Old Bergen Turnpike and easterly NJTPK ROW. A detailed drawing exhibit was prepared, displaying the ROW lines and staked points overlayed on orthometric imagery.

The project required coordination with Bergen County, Ridgefield Park, and online resources for obtaining necessary record documents. Depending on the documents received, title searches for Block 146.02 Lots 1.01 and 1.02 were conducted. Additionally, the team coordinated access to NJTPK properties, including the Old Bergen Turnpike/salt shed facility. The project also required right shoulder operations for surveying ROW evidence and involved vegetation cutting or trimming to ensure accurate survey measurements.

MFS Engineers & Surveyors delivered a survey map exhibit showing the ROW lines and staked points overlayed with orthometric imagery, providing a clear visual representation of the re-established boundaries.

MFS Engineers & Surveyors successfully completed the land surveying services for the Old Bergen Turnpike project, ensuring precise re-establishment of ROW and property lines. The use of advanced GNSS RTN technology and comprehensive record analysis contributed to accurate boundary demarcation, supporting the client’s requirements for the NJTPK Milepost 117.2 location in Ridgefield Park, NJ.
